How much do I really need for a down payment?

Often far less than you think. Conventional loans start at 3% down for first-time buyers, FHA at 3.5%, and VA and USDA can be 0% down. Down payment assistance through Minnesota Housing or WHEDA can shrink the cash needed even further.

What credit score do I need to buy a home?

Many programs work from around 580–620 and up, with pricing improving as scores rise. A lower score usually means a different program, not a closed door — and Joe can map out how to raise a score efficiently if you’re close.

My income is non-traditional — self-employed, commission, seasonal. Can I still qualify?

Timing the market rarely works — if rates drop later, refinancing is always an option, but the home you love today may not wait. The better question is whether the payment works for your budget right now, and that’s a math conversation Joe can have with you in minutes.

What documents should I have ready?

The usual starting lineup: recent pay stubs, W-2s or tax returns, and bank statements. Self-employed buyers add business returns. Joe sends a personalized checklist, so you never have to guess.

What should I NOT do while my loan is in process?
